Homeowner FAQs for Managed Communities

Your association maintains common areas, enforces the Covenants, Conditions & Restrictions (CC&Rs), manages amenities, and upholds neighborhood standards to protect long‑term property values.

Assessments are based on an annual budget approved by the Board of Directors. They fund landscaping, amenity upkeep, insurance, reserve savings, and professional management services.

Late fees accrue after the grace period. Continued non‑payment may lead to collection action, liens, or legal proceedings as outlined in Texas Property Code §209.

Yes – most exterior changes (paint, fences, patios, solar panels, etc.) require an Architectural Review Request. You may submit your plans through the Owner Portal.

Log into the Owner Portal and click on ‘Requests’. Wildwood dispatches vendors and keeps you updated through the portal.

You have the right to a written notice, a cure period, and, in most cases, a hearing before the Board of Directors. Contact your Community Association Manager to discuss next steps.

Wildwood sends e‑Newsletters, posts notices and shares alerts via the Owner Portal. Make sure your email and mobile number are current.

Directors must act in good faith, exercise ordinary care, and always put the Association’s interests first. Wildwood provides ongoing Board training to keep you compliant.

Wildwood Management Group prepares draft operating and reserve budgets, explains funding goals, and supplies monthly financial packages (Balance Sheet, P&L, A/R, bank recs). The Board reviews, adjusts, and adopts the final budget.

Tax rates don’t impact assessments directly, but they can influence reserve planning. Wildwood’s financial team tracks local tax changes and advises Boards accordingly.
